Our clients have greater business confidence and improved risk appetite as we clear potential impediments on transactions, insurance coverage, emergency responses and claim settlements for their global property portfolios.
This is achieved via our 4Sight Risk Identification and Mitigation process (R&M). This R&M process includes review and investigation of contracts, identification of contingency plans, development of business continuity plans, and presenting of factual underwriting presentations to direct insurers and reinsurers.
We work with a wide range of large commercial property owners that have Australian and Global Property Portfolios. Our experience encompasses major hotel groups, shopping centres, industrial estates and office blocks (who have a multitude of complicated revenue streams) as well as working with diverse institutional property owners.
We specialise in designing insurance programs for billion-dollar property portfolios to:
- ensure rebuild property value sums insured are in line with current day building costs, taking into account the increased costs of complying with latest building codes.
- ensure that Business Interruption (loss of Rent, cost of temporary accommodation, etc.) indemnity periods are adequate for the period of demolition, redesign, development approval process, rebuild and re-letting periods (and incentives required); taking into account supply chain issues.
- obtain insurance solutions for Strata’s with a combined sums insured in excess of $100m, which could require layered, co-insured and facultative reinsurance solutions, especially for larger commercial strata’s.
- obtain Flood cover and/ or cyclone cover for above the 26th Parallel.
- properly identify potential liability exposures, with detailed Client Placement Maps, mitigate same and competitively insure.
- achieve full claim entitlements, including interim progress payments, from insurers.
- de-risk and enhance asset sales and acquisitions, with Transactional Risk Policies.
